最近良く耳にする『IOT』。皆様は何かご存じですか？

"" IOT (アイオーティー)（Intenet Of Things）

あらゆる物がインターネットを通じてつながることによって実現する新たなサービス、ビジネスモデル、またはそれを可能とする要素技術の総称。≪コトバンク参照≫
 

つまりですね。

今まではパソコンを基準に、プリンターやインターネット等のIT機器が接続されて繋がっていた訳ですが、このIT技術と『モノ』を繋いでいこうぜ！って言う技術のことを言うんですね。

それでは実際にどんな『モノ』と繋がっているのでしょうか。不動産賃貸と絡む部分を具体的に見てみました。

 

ネットワークと鍵が繋がったIOT

既存の鍵のサムターンにかぶせて設置が可能なこの装置。

ネットワーク操作で開錠が可能だそうです。我々不動産管理会社目線になりますが、これがあると空室をご案内していただく際の鍵管理が非常に楽なのです。

パソコン操作で鍵を開錠できるなんて未来のことかと思っていたのですが、もうそこまで来てるんですね。

 

ネットワークと家電が繋がったIOT

少し前にご紹介したのですが『iRemocon』と言う機器です。各家電（iRemocon対応家電）を設定して、スマホにアプリを入れると家中の家電の電力量が解ります。

更にこれの便利な機能はスマホで電源の操作が可能なこと！

熱い夏、駅から自宅へ帰る道中、エアコンにスイッチを入れることができるのです。更に電源の切り忘れもこれで心配が無くなりますね。入居者さんへの付加価値設備IOTとして導入されそうです。

 

ネットワークとポットが繋がるIOT

高齢者の賃貸マンション一人暮らしも増えてきています。孤独死等の色々な問題も他人事ではありませんよね。

そんなときに便利なIOTがワイヤレス通信を内蔵した電気ポットです。(すいません画像が無いですが・・)

使用状況を登録されたメールアドレスに送信。遠隔地のご家族の方とさりげなくコンタクトがとれます。この商品の良いところは使用している本人（この場合高齢者）は特に何も知識的な負担の必要がないこと。

当然ネットワーク環境は必要ですが、ネットワーク操作を意識すること無く日常の動作で家族と繋がることができることは本当にありがたいですよね。

賃貸マンションの付加価値として立派に機能しそうです。

 

ペットでIOT

数年前に『ア○ボ』と言うペットロボットが流行りましたよね。今は製造されていないようですが。ただ、ロボットに関して言えば立派なIOTと言っていいと思います。

経済産業省のロボット政策研究会が発表したロボットの定義は『センサー・知能制御・駆動系』の３つの条件が揃うことだそうです。つまり『知能化した機械システム』と言うわけですね。

時代は大きく変わりロボットが一家に一台の日もそう遠くは無いかも知れません。そして賃貸物件のサービスの一環として『ロボットペット付いてます！』の表現が広告されるかも知れませんね。

 

最後に・・・

ここでご紹介した内容はごくごく一部です。いつの間にか我々の身の回りに欠かすことのできなくなったITの技術ですが、まさにいつの間にかIOTと言われ、いつの間にか自分たちが使っている状況になっているんですね。

そしてただ便利なだけでなく、高齢者や子供を相手に自然に繋がって行くことが何よりだと思います。

どんどん便利になって行くのはいいことですが、使える人と使えない人との格差が生じると、利便性が間違った方向に行ってしまうものです。是非格差なく利用出来るITいやIOTがこれからどんどん増えて欲しいものですね。
