引っ越しが多い季節となりました。
先日『賃貸ﾏﾝｼｮﾝ引っ越しﾄﾗﾌﾞﾙ ~入居編~』と題しました記事を綴りましたが、本日はその退去バージョンです。退去時にも色々なトラブルが潜んでいます。
いや、退去時の方がむしろ多いかも知れません。少しだけですがご紹介させて頂きたいと思います。
退去連絡後すぐに退去できると思っていたのに・・
たまにあるお話なんです。
確かに管理会社へ退去日の申告は必要なのですが、賃貸マンションの契約は退去日の申告から１ヶ月後まで家賃が発生することが通例です。
『えっ今から引っ越すので、もう明日からいないんですけど・・』
引っ越しされること自体に問題はないのですが、申告から１ヶ月後までの家賃は発生しますので、そこを逆算して管理会社へ申告されることをオススメします。
室内の汚損破損のトラブル
賃貸マンションの永遠の課題とも言われる問題です。
敷引のトラブルや原状回復義務の定義は裁判所の判例も未だに固定されていないので、あくまでもケースバイケースであるこが実情です。
ただあくまでも、賃貸住宅なので故意や過失で傷めた損耗は実費で精算することになります。
そんなトラブルを未然に防ぐ方法は入居時に、ある程度全体の画像を撮影しておくことでしょう。今はスマホがありますんので最低限フローリングのキズ等は撮影して残しておくことをオススメします。
敷金をすぐ返還して欲しい
お気持ちは充分理解できます。退去される訳ですから、次のお住まいに同額かそれ以上の敷金が発生することもおおいに想定されます。
ですが解っていただいきたいのです。
特にこの時期、入居・退去の数も増えて退去精算の業務がどうしても遅れてしまうこともございます。また、日割りの未精算家賃を確定させ、敷金と相殺したりする作業や、場合によっては光熱費の精算も考慮しなければいけない場合もございます。
そんなこんなで、どうしても３~４週間程度、敷金の返還に時間が掛かってしまうのです。
ただ、これは契約者様の指定口座へ入金させていただく場合で、『直接店舗に取りに行くので、できる限り精算を早くして欲しい！』と交渉することができる場合もございます。どうしてもの場合は試してみることもアリかも知れません。
まだまだたくさんのトラブル事例はあるのですが、それはまた違う形でご紹介しようと思います。
